I’m selling my studio condo in Cebu while I’m here in the Philippines, and I wanted to share the details with you directly. 

The reason I’m selling this property is I want to consolidate my investments in two major areas: Davao and Metro Manila. My late mom, as a realtor, advised me that if I could, try to invest in Davao, Cebu, and Manila, and see which made the most sense. She wanted me to seriously consider living in these three places. After I moved to Mexico in 2021, I decided to stay there long term, which limits my visits to the Philippines in Manila and Davao. 

We love Cebu, but I realize that setting up a different management team there just to have a property is an unreasonable expense for me at this time. This is a 24 sqm studio unit (including balcony) at Mivela Garden Residences. The price is ₱4.7M, including all transfer fees. Here’s the part that makes this interesting: you only need at least ₱750k down (can be split to 3 payments) and you can move in. Yes, really.

The current  monthly HOA fees are at P2,800 only.
