I’m selling my Condo in Cebu :) + Some Real Estate Investment Advice [Referral commission offered]

Hi! Karla here with a great opportunity…to buy one of my properties, and to learn about my best practices in real estate investment. 🙂

As some of you may know, I’ve been a real estate investor for about 12 years now.

I got the absolute luck of having a mom who was a real estate agent; she gave me great advice on markers of high ROI properties.

I started by investing in memorial lots (burial plots and a mausoleum) and then moved to residential real estate.

After over a decade, I have properties in Manila, Cebu, Davao, and last 2023, with my husband, also purchased a property in Cancun, Mexico.

We are continuing to invest so we added two more properties to our portfolio this year, and achieved Superhost status for a couple of properties on Airbnb.

Needless to say, it was a wonderful ride. My mom was a big believer of real estate, however, because both of my parents had a hard time putting 3 kids through private school, they didn’t really have a lot of opportunity to invest.

My investments are a celebration of her life and hardwork. In fact, my first RE win, a flipped property, is a 3 bedroom house I would have gifted her. It broke my heart when she died before the house even got finished, but I will make sure to continue her legacy with the investments I make. 🙂

First off, let me share my Cebu condo for sale!

{Btw, did you know my dad and my dad’s family are from Cebu? So this property is really close to my heart. I am selling it because I’ve chosen to not open a property management office in Cebu. Too busy with Manila and Davao!}

I have this condo that will be turned over early next year at Mivela Cebu. It’s in Banilad and it’s in such a good location, developed by the reputable Cebu Landmasters Inc.

I’m selling it to a lucky investor who does not have to wait for a loooong pre-selling season (like I did! I waited 4 years!)

They can just pay the assumption price of P650,000 as of this writing, and around P30-40,000 a month until the turnover, which will happen next year (between March to October, according to them).

What’s more, if you are the lucky buyer, you can pay using your credit card, split the payments into 3 months, and I’ll use my platform to help find your first renter.

You can also hire my Property Manager and interior designer at a super discounted rate, and to give you advice.

You can flip it, use it, or rent it out long term for max ROI. Up to you!

Also– here’s another gift for just being here…Here are my top 5 tips for real estate investing*:

1. Buy as early as you can. Real estate appreciates yearly, and there’s really no stopping it unless there’s a big calamity in the area that renders it unusable. (Obviously not an issue in the areas I invested in!) I remember a friend of mine offering me an investment and I said, “Wow that’s pretty pricey and it will turnover in 5 years that’s a lot of waiting.” She said, “Well now you know it will never be this cheap.” And she was right.

2. Study the economic neighborhood. What stores and malls are opening within the 3 km radius? Other developments? Schools? Hospitals? How many flights in and out? These things help determine how fast the appreciation is for your property.

3. Long term rental is the best ROI if you have a lot of cash upfront. Predictable income for many, many years. Maybe even until retirement. And you can increase rent yearly too. (Yes, I have Airbnb properties for short term rentals, sometimes the changeover and the turndowns exhaust me. I certainly generally prefer long term rentals.)

4. Decorate it smartly, and decorate it well. People pay for good taste and selling or renting out a wonderfully designed property will make the appreciation higher.

And lastly…

5. Still testing this… but my mom said, if you have 30 properties, you’re gonna be taken care of for the rest of your life. So my husband and I are hustling to get to this. Halfway through! 🙂

*Based on my personal experience as someone who has invested 30% of her income since 10 years ago.
